The development will consist of: (i)the construction of a single storey extension to the existing licensed Tesco supermarket, extending to the west towards Churchview Road, increasing the gross floor area from c. 3,945 sqm to c. 5,505 sqm and an increase in the net sales floor area from c. 2,659 sqm to c. 3,784 sqm; (ii) a new entrance lobby (c. 51 sqm); new customer toilet facilities; refurbishment of the back house area, service yard and bin store; (iii)1 no. sign above the lobby entrance, 2 no. signage zones along the Churchview Road elevation and the relocation of 1 no. free standing sign (5.7m x 2.2m) adjacent the car park entrance from Churchview Road; (iv) the removal of the western vehicular entrance from Churchview Road, car park realignment resulting in a total car parking provision of 198 no. car parking spaces (including accessible, parent and child and EV parking spaces), and the relocation and reduction of the existing click and collect facilities to provide for 2 no. dedicated spaces; (v) 70 no. cycle parking spaces and set down area at the store entrance and loading bay areas for the ancillary retail units and the supermarket; (vi) new external cladding to all ancillary retail units within the Centre; (vii) plant at roof level, a sprinkler tank and pump house; (viii) and all ancillary site development works, minor demolition works to accommodate the extension and internal alterations, landscaping, enabling works and site services. (ix) Retention permission is sought for a covered cage and bin storage area (c. 234 sqm) in the former service yard. A Natura Impact Statement (NIS) is submitted with the application.
