Vehicular and pedestrian access to the proposed development will be provided off the existing Amgen Pottery Road entrance; and (iv) all other associated site works to facilitate the development, including the partial demolition of the existing western boundary wall fronting Pottery Road; hard and soft landscaping; road markings and signage; boundary treatments; drainage; SuDs features including a partial green roof at the fifth floor open deck level; and lighting. An Environmental Impact Assessment Report (EIAR) has been prepared and is submitted in respect of the proposed development. Opportunity fit
40 EV-only spaces and 27 combined EV/accessible spaces explicitly require EV charging infrastructure.
New access road, drainage, SuDs features, and surface parking construction are explicitly described.
Large multi-storey car park building with 853 spaces, access road, drainage, and landscaping is a substantial multi-package project.
Drainage and SuDs features plus access road connecting to existing network imply civil infrastructure works.
Partial demolition of existing western boundary wall fronting Pottery Road is explicitly described.
Multi-storey car park with plant rooms, lighting, and lift cores implies substantial electrical installation.
Hard and soft landscaping, boundary treatments, and road markings are explicitly described.
EIAR-prepared large-scale development with 853 parking spaces is substantial and complex, likely requiring cost planning.
Partial green roof at fifth floor open deck level is explicitly described.
Six-level car park building with open roof deck implies a substantial structural frame.
