The development will consist of: the enlargement of the existing service station site (c. 0.77 ha) to incorporate lands located to the south (measuring c. 0.29 ha) resulting in a revised site area of c. 1.06 ha; removal of the existing car wash; the construction of a single storey structure (928 sqm) (comprising conveyor car wash tunnel, 16 no. covered valet bays and associated plant), with 2 No. external lance wash bays, and underground water recycling and treatment plant. The development will also consist of 13 No. signs: 4 no. internally illuminated signs fixed to the new structure (3.5 sqm, 2x 10.1 sqm, 14 sqm); illuminated car wash gantry sign (3.15 sqm); a freestanding sign (4.8 sqm); 4 No. signs associated with EV Charging bays (4x 1.85 sqm); 2 No. signs at the lance wash bays (2x 14.6 sqm total); and a double sided internally illuminated Totem sign (35.4 sqm total area). The development will also consist of the provision of: 7 No. additional car parking spaces; 4 No. EV charging bays and associated plant; 1 No. HGV parking space; cycle parking; changes to site layout including vehicular circulation; changes to levels; boundary treatments; underground stormwater attenuation tank; hard and soft landscaping; all development works above and below ground, including piped services and SuDs.
