Permission for development of lands (c. 11.86 Ha) at St Margarets Road (R122), and within the townlands of Balseskin and Dubber, Dublin 11. The site is generally bound: to the north by greenfield lands and the Balseskin Reception Centre (D11 FX93) further north; to the south by the M50 Motorway; to the east by greenfield lands and St Margarets Road (R122); and to the west by the N2 National Primary Road. The development will comprise the provision of a warehouse on Plot No. 1 (c. 1.03 Ha), with a maximum height of 14.2 metres and a total gross floor area of 2,596.6 sq m; the provision of a warehouse on Plot No. 2 (c. 1.31 Ha), with a maximum height of 14.3 metres and a total gross floor area of 2,973.7 sq m; and the development of 1 No. external storage yard (38,219 sq m) on Plot No. 3 (c. 5.15 Ha), to be used generally for the external storage of non-hazardous goods / the parking of vehicles and trailers, including a staff welfare building (150 sq m), with a maximum height of 6.2 metres. The development, which will have a total Gross Floor Area of 5,720.3 sq m, will also include: the provision of a new access / egress at St. Margarets Road (R122); the reposition of the existing bus stop (ID No. 1551) on St. Margarets Road (R122) to a position further southeast; reposition of a public light on St. Margarets Road (R122); 42 No. car parking spaces; 36 No. covered bike parking spaces; HGV yards; dock levellers; green walls; PV panels; 2 No. ESB substations (66 sq m in total); gates; hard and soft landscaping; boundary treatments; and all associated site development works above and below ground.
