Demolition of all structures on the site and site clearance works. The construction of 2 no. apartment blocks (Blocks A and B) providing 109 no. apartments in total (comprising 51 no. one bedroom units; 5 no. 2 bedroom / 3 person units; 46 no. 2 bedroom / 4 person units; 2 no. 3 bedroom / 4-person units and 5 no. 3 bedroom / 5 person units. Block A (Western block, fronting Dundrum Road) comprises a part 4-, part 5-, and part 6-storey block (5 levels over lower ground level / semi-basement) stepping down to the east to a part 3- and part 4-storey height. Block B (Eastern block, towards the rear (east) of the site) is of part 2-, part 3- and part 4-storey height. The proposed development has a total gross floor area of 10,057 sq.m •A semi-basement / lower ground floor level is provided in Block A that will be accessed via a vehicular ramped access/egress onto/off Sommerville Road to the north. This semi-basement provides for plant rooms; post room; residential lobby, comms room; ESB substation/switch room; refuse storage; 43 no. car parking spaces (of which 10 no. spaces are fitted for Electric Vehicles and including 3 no. car club spaces); secure bicycle parking / storage in the form of 52 no. double stacked units providing 104 no. bicycle storage spaces; 2 no. cargo bike storage spaces and 4 no. motorcycle spaces. •At ground / surface level provision is made for 6 no car parking spaces (including 2 no. disabled car parking spaces - both fitted for Electric Vehicles) together with 56 no. short stay bicycle storage spaces in the form of 28 no. Sheffield stands and a further 76 no. stacked / two-tiered covered bicycle storage spaces plus 4 no cargo storage bike spaces. An enclosed bin store is also provided at surface level to the north of Block B. •Provision is made for 4 no. internal bulk storage areas (providing 29 no. spaces) within Block A at semi- basement / lower ground; ground; first and second floor levels with a total approximate floor area of 71 sq.m. Provision is also made for 2 no. internal bulk storage areas (providing 8 no. spaces) within Block B at first and second floor levels with a total approximate floor area of 31.4 sq.m. •Communal Outdoor Amenity space is provided for residents in the form of rooftop terraces located at 2nd floor level within Block A and B, respectively (totaling 344 sq.m in area), and communal courtyard spaces at ground floor level between blocks (totaling 1,318 sq.m in area). •Private amenity spaces are proposed in the form of patios / terraces at respective ground floor levels with balconies serving apartments at the upper levels. •Hard and soft landscaping works and provision of a public footpath are proposed at lower ground level (along Dundrum Road frontage / public realm) and landscaped public open space (238 sq.m) at the north-western corner of Block A which includes the removal and repurposing of an existing stone wall as part of the hard and soft landscaping proposals. At upper ground level hard and soft landscaping proposals include the provision of footpaths; fire tender access and an informal play areas for children. •Provision of 10 no. rooftop telecommunications antennae (Block A) and an associated base station / cabinet that will be located within a designated comms room that is situated at lower ground floor level within Block A. •Works proposed to the existing Sommerville and Dundrum Road junction include the provision of an uncontrolled pedestrian crossing (raised table with dropped kerbs and tactile paving) and reduced junction radii to 4.5m. Dropped kerbs and tactile paving is also proposed at the entrance to the site.
