Permission for amendments to the extant planning permission Reg. Ref. SD21A/0199 for development at Unit 4 of approximately 3.1 ha. The site is generally bound to the east by the R136 Outer Ring Road, to the south by City West Avenue and to the west and north by lands developed under planning permission Reg. Ref. SD21A/0150 (Phase 1 industrial/warehousing development at South West Business Park). The development will consist of: To amend condition no. 2 relating to Duration of Permission such that the permission shall expire 8 years from the date of the final grant of permission (a 10-year permission had been sought in the statutory description pertaining to Reg. Ref. SD21A/0199); To replace 4no. standard dock levellers with 4no. Euro dock levellers on the west elevation; To install roof-mounted solar photovoltaic panels (approx. 721 sq.m) across a portion of the roof, and all associated ancillary works. This is a relevant solar energy development under RED III with a total output of 185kWp and is subject to a Completeness Check. Permission for this element is being sought as the building is located between Bal Donnell and Tallaght University Hospital Solar Safeguarding Zones, and a Glint and Glare assessment is enclosed as part of the planning application; Increase in allocation of EV car parking spaces (to 20% of total car parking spaces) within the permitted car parking i.e. from 16 to 31 EV spaces; Introduction of green roofing over permitted office-use area (approx.570 sq.m) and minor increase in its internal floor level; and, The proposed scheme includes all ancillary and associated site development and landscaping works. This development is covered by the provisions of the Renewable Energy Directive III (Directive (EU) 2023/2413) and it is important to note that the planning application may be subject to section 34D of the Planning and Development Act 2000, as amended. When a notice issues in accordance with section 34D(b), the provisions of article 26A of the Planning and Development Regulations 2001 to 2025 shall apply.
