The site is bound by North Wall Quay to the south, Commons Street to the west, Clarion Quay/Alderman Way to the north and an access ramp to the existing basement to the east. We, NWQ Devco Limited, intend to apply for a 10 year planning permission for development at a site consisting of the CitiGroup Building, 1 North Wall Quay, Dublin 1, D01 T8Y1. The site is bound by North Wall Quay to the south, Commons Street to the west, Clarion Quay/Alderman Way to the north and an access ramp to the existing basement to the east. The site area is c. 0.88 ha. The proposed development will consist of: • Partial demolition, removal of existing facades and extension of existing 5-6 storeys office building; • The resulting proposed extended development (c. 60,119 sq.m) ranges in height from 6 no. to 12 no. storeys in height over existing basement comprising office accommodation, 2 no. hotels, a retail/café unit and a community space; • The proposed development comprises 4 no. blocks: o Block A (6-11 storeys) comprises office accommodation. o Block B (12 no. storeys) comprises office accommodation. o Block C (10 storeys) will comprise a hotel with 201 no. bedrooms; o Block D (6-7 storeys) will comprise a hotel with 135 no. bedrooms; o It is noted that there will be a change of use of part of the existing retained floor area from office to hotel (c. 12,847 sqm) to accommodate the proposed hotels. • 1 no. retail/cafe unit (91 sq.m) is provided within Block D at ground floor level; • 1 no. internal community space (654 sq.m) is provided at ground floor level; • A shared entrance for Blocks C and D; • Provision of a shared atrium between Block C and Block D; • Outdoor terraces at 5th, 6th, 7th, 9th, and 11th floor levels; • Green roofs and blue roofs are provided across the scheme; • 32 no. car parking spaces will be provided at basement level to serve the development. This represents a reduction of 132 no. car parking spaces in comparison to the existing office building on the site; • 456 no. bicycle spaces (inc. and 4 no. motorcycle spaces are proposed at basement level; • 18 no. short-stay bicycle space (9 no. Sheffield stands) are proposed at surface level; • The development includes the fill and cover of existing access ramp to existing basement to provide a landscaped community pocket park (244 sq.m) to the east of the building. The park will include a pedestrian link from North Wall Quay to Clarion Quay; • Provision of upgrades to existing public realm within application site including public footpaths along North Wall Quay, Commons Street and Clarion Quay; • All ancillary and associated works to facilitate the development including plant, pv panels, switch rooms, generators, water tanks, sprinkler plant, ESB substations, landscaping, telecommunications infrastructure and utilities connections and infrastructure. An Environmental Impact Assessment Report and Natura Impact Statement have been prepared in respect of the proposed development and have been submitted with the planning application.
