The development is to comprise the demolition of the existing boundary walls to the street and all shed structures on site and the construction of a mixed development comprising 11 no. apartments over a café/restaurant fronting Cromwell's Quarters at upper ground floor level, and service and storage areas, including for bikes and bins, and a small coffee shop fronting Bow Lane West at lower ground floor level. The apartments are to consist of six. no. one-bedroom units, four no. two-bedroom units and one duplex three-bedroom unit. The proposed development is to be seven-storeys to Bow Lane West and, in part, eight-storeys to the rising ground at Cromwell's Quarters and it includes areas of balcony and roof terrace.
Opportunity fit
Proposal explicitly includes demolition of existing boundary walls and all shed structures on site.
Substantial mixed development of 11 apartments over café/restaurant, seven to eight storeys, requiring multi-package main contracting.
New multi-storey residential/commercial building requires full electrical installation.
Café/restaurant and coffee shop units require commercial fit-out and shopfront works.
New multi-storey build with service/storage areas including bikes and bins implies foundations and drainage works.
New apartments and café/restaurant require water, sanitary and heating systems.
Substantial multi-storey mixed development clearly warrants cost planning and quantity surveying.
Roof terrace and balconies on a multi-storey building imply roofing and waterproofing packages.
Seven to eight storey mixed building with balconies and roof terrace strongly implies structural frame works.
