The development will consist of conservation-based repair works, internal alterations and the construction of a new single storey extension at ground floor level to the rear of the existing house and side of existing return comprising of: 1) Repair and restoration of existing granite front steps; 2) Construction of a new storage area under front driveway accessed from front lower ground floor lightwell; 3) Installation of a new glazed entrance door into lower ground floor vestibule under front steps; 4) Internal alterations to lower ground floor layout including new opening in central spine wall between proposed cinema room and gym areas, lowering of floor level to proposed gym area, removal of non-original partitions and construction of new partition between proposed cinema room and proposed utility / boot room, removal of existing non-original partitions around existing stairwell and making good existing staircase; 5) Removal of existing non original door and window between proposed gym and rear lightwell and blocking up opening; 6) Construction of new single storey extensions at ground floor level extending over existing lightwell, terrace and plant room; 7) Alterations to existing non-original return including removal of existing first floor slab to create double height space, substantial removal of existing eastern elevation external wall and replacement and raising of roof to encompass the existing original arched window feature; 8) Construction of a covered terrace, privacy screening and external steps extending into rear garden; 9) Removal of existing sash window, granite sill, apron and base panels to create new access from existing kitchen into new extension with conservation and restoration of existing joinery; 10) Removal of existing partitions around stairwell and modifications to existing return to reinstate original openings between hall and proposed extension; 11) Reinstatement of existing opening (previously blocked) between existing kitchen and lounge including installation of sliding doors; 12) Opening up new doorway from first floor landing into master bedroom and blocking up existing arched opening; 13) Modification and repair of existing rooftop access hatch to create new rooflight and roof access above landing; 14) All associated site, ancillary, decoration and conservation works.
