The development will consist of: Alterations to a previously approved development under Reg. Ref. F23A/0652 (Parent Permission F18A/0438). The development as approved on the subject site under Reg. Ref. F23A/0652 includes a part-six, part-seven storey mixed use building including a total of 170 no, student accommodation bedspaces, internal communal amenity space and facilities, a ground floor level creche unit, together with external amenity spaces, bicycle parking and car parking. The development will consist of: Alterations to a previously approved development under Reg. Ref. F23A/0652 (Parent Permission F18A/0438). The development as approved on the subject site under Reg. Ref. F23A/0652 includes a part-six, part-seven storey mixed use building including a total of 170 no, student accommodation bedspaces, internal communal amenity space and facilities, a ground floor level creche unit, together with external amenity spaces, bicycle parking and car parking. The alterations proposed under the current application are as follows: (i) internal modifications at sixth floor level to accommodate the provision of an additional 11 no. student accommodation bedspaces (3 no. studios and 1 no. eight-bed unit) resulting in an uplift in the total number of student bedspaces from 170 no. (approved under Reg. Ref. F23A/0652) to 181 no. (contained within 34 no. units comprising 13 no. studios and 21 no. eight-bed units). The reconfigured sixth floor level will also include a study room, a multi-purpose amenity room a communal W.C and an external terrace; (ii) the expansion of the ground floor level footprint to the east to align with the building line of the upper floor levels, providing a larger ground floor level reception/lounge area; (iii) general reconfiguration and rationalisation of the ground floor level and upper floor layouts including: (a) amendments to the approved creche unit internally and the relocation of the external play area to the west of the building; (b) relocation of internal bin and plant stores to allow for the inclusion of a ground floor level gym; (c) minor revisions to the external amenity area to the south-east including the addition of an access gate to same from the east; and (d) an increase in the number of resident bicycle parking spaces at ground floor level to 182 no. resident spaces, 36 no. visitor spaces are provided externally together with 5 no. cargo spaces; and (e) minor reconfiguration and rationalisation of upper floor layouts. Other revisions include: (iv) minor alterations to elevations and fenestration details; (v) the provision of external illuminated signage; (vi) revisions to the roof level plant area, including the relocation of the heat pump from grade level to the roof plant area and the removal of a water tank; (vii) minor revisions to previously permitted alignment of at grade parking area serving the mixed-use building, 8 no. parking spaces including 1 no. accessible space are provided adjacent to the northern site boundary; and (viii) all associated works including SuDS, landscaping, planting and boundary treatments, infrastructure, lighting, foul/surface drainage, site works, necessary to facilitate the development.
