Derryroe Limited intends to apply for Permission for Large-Scale Residential Development, at this site (c. 0.5 ha), at nos. 36, 38 and 40 Herbert Park and 10 Pembroke Place, Ballsbridge, Dublin 4. The site is principally bounded by Herbert Park (road) to the west, Herbert Park (public park) to the south, the Herbert Park Hotel and Aparthotel to the east, and Pembroke Place to the north. The proposed development comprises minor internal design amendments to consented Strategic Housing Development ABP-307197-20 (SHD0008/20/X2) as amended by LRD6035/24-S3 and WEBLRD6099/26-S3A. The proposed modifications to the consented scheme comprise the replacement of 16no. permitted apartments floor plans (6no. 1-bed, 10no 2-bed) with 8no. apartment floor plans (6no. 3-bed, 2no. 4-bed), accommodated from L01-L08 (inclusive), at the south west corner, within the same permitted apartment building footprint and elevations. This results in a reduction in the overall total number of apartment units from 95no. to 87no., with no change to the scale or external appearance of the permitted apartment building or to the permitted site development works. This application concerns proposed amendments to consented Large-Scale Residential Development as defined under Section 2 of the Planning & Development Act 2000, as amended.
