Intends to apply for planning permission for a Large-scale Residential Development (LRD) consisting of amendments to a Strategic Housing Development (SHD) permitted under ABP Ref. TA0001, as subsequently amended under ABP Ref. ABP-306135-19 The proposed amendments for which permission is sought, include the following: (i) Change of use of permitted ground floor Retail unit (approximately 172 sq.m) to a student accommodation apartment comprising of 7 no. en-suite bedrooms and a communal kitchen / living / dining area of approximately 42 sq.m. Associated works to facilitate the proposed change of use include internal works of reconfiguration of part of the ground floor and external alterations to the northern, eastern and western elevations of Block A at ground floor level only. The proposed apartment benefits from own door access from the western elevation at ground floor level; (ii) Change of use of permitted ground floor Retail unit (approximately 76 sq.m) to a student accommodation apartment comprising of 4 no. en-suite bedrooms (including 1 no. Universal Access bedroom) and a communal kitchen / living / dining area of approximately 28 sq.m. Associated works to facilitate the proposed change of use include internal works of reconfiguration of part of the ground floor and external alterations to the eastern and western elevations of Block A at ground floor level only. The proposed apartment benefits from own door access from the eastern elevation at ground floor level; (iii) Change of use of a permitted ground floor Café unit (approximately 152 sq.m) to a student accommodation apartment comprising of 4 no. en-suite bedrooms and a communal kitchen / living / dining area of approximately 25 sq.m. Associated works to facilitate the proposed change of use include internal works of reconfiguration of part of the ground floor and external alterations to the southern and eastern elevations of Block A at ground floor level only. The proposed apartment benefits from own door access from the southern elevation at ground floor level; (iv) Other amendments include: alteration of the permitted landscaping details, pursuant to Condition 6 of SHD Permission Ref. ABP-TA0001 to include the provision of a soft landscaping strip along the eastern elevation of Block A and to amend the landscaping to the south of Block A to include the provision of an additional 8 no. covered Sheffield type bicycle stands (providing 16 no. bicycle parking spaces). In the interest of clarity, this application proposes an additional 3 no. student apartments to deliver 15 no. student bed spaces in addition to that previously permitted together with an additional 8 no. covered Sheffield type bicycle stands (providing 16 no. bicycle parking spaces).
